How far in advance should I look for a property?

The majority of our properties are advertised approximately 2 months prior to the availability date. However, there’s no harm in looking earlier to ensure you don’t miss the home that’s just right for you. Avenue will take your requirements and search our database daily to ensure you know about anything suitable just as soon as it arrives.

How do I make an appointment to view?

Our team are happy to view at a time to suit you – including evenings and weekends. Please contact our office advising when’s best for you.

Are your properties furnished or unfurnished?

Here at Avenue we stock a range of both furnished and unfurnished properties within our extensive portfolio.

Are there any additional fees?

The majority of applicants are only required to pay our standard application fees (see above), however dependent on your personal circumstances, additional fees may apply.

How do I pay the rent?

Avenue will provide you with bank details, payment amount and reference numbers for ease of setting up a standing order via online banking. If you don’t use internet banking Avenue will provide you with a personalised standing order mandate to complete, pre-printed with all relevant details including rental amounts and dates. It couldn’t be simpler.

What do I do if I cannot pay the rent?

Please contact our team straight away if there may be even a possibility of your rent being late. Our trained advisors are on hand to help. We will advise how best to manage your tenancy account in an attempt to meet your commitments & avoid any unnecessary default charges including those from your bank.

Who pays the bills?

Usually, it is the responsibility of the tenant to pay for the utilities, charges and services (including TV license) relating to the property throughout the term of the tenancy. However, it does depend on the type of let you take. Your tenancy agreement will clearly specify what, if any, are included.

Can I bring pets?

It depends on the property. Please let us know in advance of arranging your viewing if pets are a consideration. To avoid wasting anyone’s time, we will verify with the landlord & confirm in advance.

Can I decorate?

Again, it depends on the property. Some landlords are happy to allow you to decorate a room(s), others not so keen, some will even do it for you! Whatever the case a written request must be made to our team & our consent or otherwise response will always be in writing.

What do I do if I need repairs?

As a tenant you are expected to carry out (or pay for) minor repairs and maintenance around your home. These would include for example changing light bulbs, unblocking the sink, maintaining the garden, etc. Generally speaking, your landlord is responsible for other repairs including those resulting from general wear and tear but not including any items damaged by you or your guests. It is very important that you do not carry out a job requiring a specifically competent person e.g electrical works. If you are at all unsure, as always, please ask.

How do I get my deposit back?

At the end of your tenancy you will be required to return the property in a good, clean condition ~ wear and tear excepted. When all keys have been returned to our office an inspection and assessment will be carried out.

It is advisable to check the property thoroughly against the inventory and schedule of condition provided to you when you moved in (as applicable). It is important to read the meters on the last day of your tenancy & close your accounts as well as organising the re-direction of your mail

We never like making deductions from deposits & try our very best to avoid it. We will happily talk you through our process. Any deductions proposed will be discussed with you in advance.
