I am considering letting my property, how much will a rental valuation cost?

Absolutely nothing! Avenue will attend your property at a convenient time to suit you & provide a free, no-obligation rental valuation. In addition, we will carry out a full market appraisal based on our extensive knowledge of the local market. We’ll advise you on how best to present your property with advice on everything from furnishings through to marketing strategy.

Do I need to furnish the property?

No, not if you don’t want to. Our ever-increasing database of waiting applicants and tenants includes those looking for both furnished and unfurnished accommodation.

Are there any set up fees or hidden charges?

Our very competitive fees are charged in accordance with the service you choose. Avenue offers a range of service packages which can be tailored to suit your individual needs. Whether you choose our simple ‘Let Only’ tenant finding service or prefer our sit-back & relax ‘Full Management’ package, our simple and clear pricing policy ensures there are no unexpected surprises!

How & when will I get my rent?

Avenue’s convenient rent collection and property management services provide the additional benefit of regular landlord statements along with convenient BACS payments directly into your account within 10 working days of receipted cleared funds. It couldn’t be simpler!

Do I have to pay the bills ~ council tax, water, electricity, gas, etc?

No, not normally. It is usually the tenant’s responsibility to pay all utilities and charges throughout the term and this would be specified clearly within the agreement to avoid any confusion. In addition, our management packages include meter readings & utility notification to assist in the efficient transfer of billing accounts wherever possible.

Do I need to supply a gas certificate?

Yes. The Gas Safety Regulations 1998 stipulate that a Gas Safe registered installer must annually certify that the gas appliances and flues provided for tenants’ use are safe. This certification must be provided to the tenant upon occupancy and periodically as due – every 12 months. Avenue’s team of dedicated property managers are happy to arrange this for you as well as electrical condition reports, PAT testing and all your maintenance requirements with our carefully selected & professional tradespeople.

What legal notices must I serve?

The majority of tenancies created after 1996 are automatically ASTs (Assured Shorthold Tenancies) governed by the Housing Act 1988 onwards. Even something as straightforward as getting possession back at the end of a tenancy requires the service of a very specific legal notice. With so many different notices each with their own prescribed format, notice & expiry periods, it can all seem very confusing at times. That’s why we’ve tried to simplify things as much as possible. Certain notices e.g S21 will be issued as standard with our ‘full management’ package. However, should you require additional or alternative notice issue or just good advice please do not hesitate to contact our team of experienced advisors.

What do I do if my tenant doesn’t pay?

Here at Avenue we do our very best to select the most suitable of tenants for you, offering accompanied viewings and comprehensive tenant referencing from the outset. We find that combining property visits with regular tenant contact, potential problems can often be identified and eliminated before they even arise. However, unfortunately, sometimes tenants default on payments and debt occurs. As part of our management service we provide comprehensive rent account management and default notification, right through to litigation. Whatever your letting arrangement, we are on hand to help you get the rent you are entitled to.
